The property is situated in the region “AFISIA ” of the village of SARTI at the end of peninsula Sithonia, the closest point to MOUNT ATHOS …

It consists of 12.000 sq meters, which is segmented into 3 pieces of 4.000 sqm each. The distance to the village of SARTI is only 1800 m. Sarti is linked to Thessaloniki Airport with an excellent road network (140 km).

The access is made either by the North Side of Sithonia peninsula (via Ormos Panagias ‐ Vourvourou) or by the south Side (via Marmaras – Toroni). The Ν. Side is a pristine area with excellent beaches and private small bays. The most famous beaches are on Vourvourou karydi coast, coast zografou, Armenistis, kavourotrypes and Platanitsi, which is the nearest most famous coast to the property.

The location and views from the property are stunning. It is extended from the highest point of the main road and leads amphitheatrically to the sea. It has a private natural bay in ~heart~ shape and because it is suntrapped can easily become an important port for docking any kind of sea crafts. The property totally green with dense vegetation (pines and olive trees).

It has the advantage, while located in the main road to be accessible through a private forest road, length 300 m., resulting isolation visual and audiovisual. There is electricity and water supply.

Being only 1800 m.from Sarti makes the access easy even by foot. The view from the property – eastern orientation –is excellent. Facing the proud characteristic peak and all the holy peninsula of Mount Athos is the most proximal edge of Sithonia towards Mount Athos.

At the beggining of the property and in connection with the main road I have created a wide flat area with built‐ in seatings and stunning views of Platanitsi coast (one of the most beautiful beaches of Greece). Sarti was voted among the top 10 best beaches in Greece , 2006 ).

The village itself, Sarti, looks like a Greek island which has a long extended beach with taverns, shops, markets, antiques, souvenirs, etc. The climate is dry and therefore well tolerated even the 2‐3 colder months of winter. At a distance of 20 km in Vourvourou bay from where cruises start to sail to Mount Athos.

Remarkable is the existence of a settlement of the university professors with ideal building specifications (villas harmoniously scattered among a pine area of 400.000 sqm). A model settlement the most remarkable of whole Greece and even Mediterranean .

The N. side of Sithonia peninsula has remained untouched by the intervention of the human factor because most of the sea side areas belong to Monasteries of Mount Athos having settled “metochia”. In the S. side there is Toroni gulf (the deepest port which served as submarines basis …) and the famous hotel complex of Porto Carras with casinos, organized marinas, of international standards golf course…

B. IMMEDIATE PROXIMITY

The property has a very special location with excellent views (East ‐ Mount Athos, North ‐Platanitsi and South‐ Southwest ‐ Sarti village).

Surrounded on three sides by a communal woodland pine and on East by sea. It is absolutely on the sea with a private bay that creates two openings in “heart” shape. Depending on the direction of the winds during the winter time one beach (the northern )is more or less sandy beach although the south one is all year round sandy ,protected and accessed only by sea.
